Permits & jurisdiction
Do I need a permit to remodel in Flagstaff?
Structural changes, additions, guest houses and ADUs, and most electrical, plumbing and mechanical work require a permit. Projects inside city limits go through the City of Flagstaff; projects on county parcels go through Coconino County Community Development. Call and we'll tell you which applies to your address.
How do I know if I'm City of Flagstaff or Coconino County?
It comes down to whether your parcel is inside the incorporated city limits or not — two addresses a mile apart can belong to different jurisdictions. We check this before we scope a project, not after, because it changes the submittal process and sometimes the setback and zoning rules that apply.
Do you handle the permit submittal, or is that on me?
We handle it. City of Flagstaff or Coconino County submittals and the inspections that go with them are part of the job, not a separate task we hand back to you.
What about Sedona or Williams — different rules?
Yes. Both are their own incorporated cities with their own building departments, separate from Coconino County and from each other. See the Sedona and Williams service-area pages for what's specifically different about building in each.
Snow load, elevation & season
How does snow load actually affect a remodel?
Flagstaff's ground snow load is among the highest in Arizona, so any change to a load path — removing a wall, vaulting a ceiling, adding square footage — has to be engineered for it. That often means a sized beam and an engineer's stamp on work that would be routine framing at lower elevation.
How do you build through changing weather?
Smith Built works year-round, indoors and outdoors, using techniques and materials selected for weather restraints, extreme climate and temperate fluctuations in Northern Arizona.
Can interior work like a kitchen or bathroom start in winter?
Yes — interior remodels are the natural winter project here, since they don't depend on weather the way a foundation pour or a roof does.

Can I remove a wall for an open kitchen?
Often, but the wall between a kitchen and living room is very frequently carrying roof load, and here the roof is carrying snow — so it's a structural question, not a cosmetic one. We check it on the first walkthrough rather than assuming.
Do you build guest houses and ADUs?
Yes, full standalone units with a kitchen, bathroom, bedroom and living area, matched to the main house in siding and roofline. What you're allowed to build, and how big, depends on the parcel and which jurisdiction it sits in — that's usually the first thing we work out.
What does the process actually look like?

Do you charge for an estimate?
No. The first conversation and the walkthrough are free.
Can you give me a price over the phone?
Not a firm one — scope, materials and permit requirements all move the number, and guessing before a walkthrough does nobody any favors. What you will get on the first call is a straight read on whether it's a permit job, whether it's structural, and roughly what season it belongs in.
How quickly can you start?
It depends on scope and season — call and we'll tell you honestly which window your project fits, rather than quoting a generic timeline that doesn't hold up.
Is there a contact form?
No — deliberately. A form puts a queue between you and the answer. Calling gets you Tyler and a real answer in one conversation.
